Melissa Kulikoff is based with a Texas Mortgage Banker, our underwriters understand Texas properties and our local economy.
What are the benefits of working with a Mortgage Banker?
A Mortgage Banker is a direct lender. We process, underwrite, and fund your loan “in house”. Our entire operation is centrally located. This allows us to offer better rates and lower cost loans to our clients.
Why not go to a broker?
Going with a broker costs more money. A broker is the “middle-man” between a real lender and the customer. The broker charges fees for this service; then the lender charges fees to close the loan. Therefore the consumer ends up paying more for the loan.
A Mortgage Banker can directly issue a loan approval whereas a broker must receive loan approval from another lender. They may “pre-approve” your loan, but nothing is final until their investor says your loan is ok. When a broker “farms out” your loan to various lenders all over the US, the broker is depending upon other people to finish your loan. They have no control over the investor your loan was sent off to. Why pay someone to send your loan somewhere else?
Why not go to a BIG BANK?
Big Box Banks have reduced their staff significantly. As you see on the news they are constantly merging with one another, this is hard on employees and each merger results in another lay-off. Your loan is shuffled from one department to another and handled by a variety of coordinators. Big Box Lenders won’t give you their personal cell phone or help you on evenings and weekends. Big Box Banks do not give you personal service or ensure a solid closing date. Many are so far behind right now that a basic refinance can take over 60 days.
